Railing Solutions for San Ramon & the Tri-Valley

Railing work that needs more than a quote

Railing solutions in San Ramon and the Tri-Valley rarely look alike from one client to the next. A property manager in Walnut Creek is counting balconies against an inspection report. A Rossmoor mutual board is fitting a nine-year inspection cycle into its reserves. A Blackhawk builder needs shop drawings before the framing inspection. The pages below cover each of those jobs in depth, with code notes, process and honest scope guidance.

Every one starts the same way: a free on-site estimate, measured in person, with a price range before any drawing is final. Call (925) 438-6219, seven days a week from 7am to 6pm.

Which page fits your project

  • Multifamily railings: rental buildings with three or more units, SB 721 findings, one spec across every building, installs phased around tenants.
  • HOA and condo railings: SB 326 repairs, a single board-approved spec, and line-item proposals a reserve study can absorb.
  • Railing subcontracting: shop drawings, engineer coordination and inspection-ready installs for GCs, remodelers and deck builders.
  • Luxury custom railings: hand-forged iron, curved stairs, frameless glass and estate gates for Blackhawk, Diablo and Alamo homes.
  • Balcony railing replacement: rotted wood rails on 1970s to 1990s homes swapped for code-height metal or glass.

FAQ

Questions, Answered

Straight answers on cost, code, permits and materials. Still unsure? Call and ask.

What is the difference between SB 721 and SB 326?

SB 721 covers rental buildings with three or more units and repeats every six years. SB 326 covers condo and HOA buildings under the Davis-Stirling Act and repeats every nine years. Both look at balconies, stairs, walkways and their railings more than six feet above grade. Our multifamily and HOA pages explain each one.

Do you work as a subcontractor for general contractors?

Yes. We fabricate and install guardrails, handrails and gates for general contractors, remodelers, deck builders and custom home builders. We field-measure after framing, submit shop drawings for review, coordinate with your engineer of record, and schedule installation so the work is ready for inspection. Our contractor services page explains the process step by step.

Is replacing a balcony railing a permit job?

In most cases, yes. Replacing a guard on an elevated balcony is generally treated as new work that must meet the current code, including a 42-inch height and the 4-inch sphere rule. Requirements vary by city and by the County, so we confirm with the local building department and pull the permit as part of the job.
