Dublin neighborhoods and what we build there
We fabricate and install custom railing in Dublin for homeowners, builders and apartment owners, from the first 1960 tracts of San Ramon Village in West Dublin to the newest streets of Fallon Village.
- Dublin Ranch and Positano (Fallon Village): cable on view decks, glass balcony panels, iron balusters on two-story entry stairs.
- Schaefer Ranch: 418 hillside homes where wind and dry grass favor powder-coated metal over wood.
- West Dublin and San Ramon Village: 1960s and 1970s houses with worn original deck rails.
- Downtown and the BART district: apartment balcony and stair rails.
Permits: Dublin Building & Safety Division at 100 Civic Plaza
Railing permits go to the Building & Safety Division at 100 Civic Plaza (925-833-6620), not Alameda County, with applications filed through the city's Citizen Self-Service (CSS) portal.
Under Dublin Municipal Code 7.28.310, a deck is exempt only when it passes all four tests: 200 square feet or less, no more than 30 inches above grade, detached from the house, and not serving the required exit door. Fail any one and a permit applies, which covers nearly every upstairs balcony in Dublin Ranch. We prepare the railing elevation and post-anchor details that plan check expects. Unsure? Dublin's Guards & Handrails handout, new homes and SB 721
Dublin hands homeowners a one-page railing summary: its "Guards & Handrails" handout (revised 02/19/26 and keyed to the 2025 California Building Code) comes down to five points:
- When: a guard is required on any open side of a walking surface more than 30 inches above the floor or grade below.
- Height: at least 42 inches.
- Openings: no gap may pass a 4-inch sphere; in the triangle under a stair rail formed by tread and riser, the limit is 6 inches.
- Handrails: 34 to 38 inches above the stair nosing, a grip of 1¼ to 2 inches, and at least 1½ inches of clearance from the wall.
- Single-family (R-3) exception: a guard that also works as the stair handrail may sit at 34 to 38 inches along the stair.
That exception shapes stair remodels. Census estimates put about 69% of Dublin's homes in the 2000-and-later era, built under the 1994 Eastern Dublin Specific Plan in Dublin Ranch, Positano and Schaefer Ranch. When we replace their builder oak foyer rails with iron, the sloped run can stay at handrail height while the upstairs landing still needs the full 42 inches. For diagrams, see our guide to California railing height and spacing.
About 25.5% of the city's housing units (roughly 6,250) sit in buildings of five or more, including complexes on the scale of Avalon Dublin Station, with 505 units by the Dublin/Pleasanton BART station. Rental buildings with three or more units fall under SB 721, which calls for inspection of balconies, stairs and guardrails more than 6 feet above grade, every six years. The first deadline passed January 1, 2026, so uninspected buildings are already late. See our railing repair and SB 721 service.
Faults, fire edges and Dublin summers
Dublin's General Plan calls the Calaveras Fault "the major active fault" in the city, running parallel to and just west of San Ramon Road, and it places the Pleasanton Fault near the west edge of Camp Parks. Few sites are free of geologic hazard, so we weld connections and through-bolt posts.
Alameda County Fire Department covers Dublin. The 2025 state map shows no Very High areas, but the western hills around Schaefer Ranch are identified as high fire hazard and a High zone sits near Fallon Road and Palisades Drive. The 2022 Eden Fire (58 acres along I-580) and the 2013 Fallon Fire (38 acres) burned at the city's edges. Metal and glass do not burn; wood does. Check your parcel on the State Fire Marshal viewer at osfm.fire.ca.gov/fhsz. July highs near 83°F are mild for the valley, yet a dark south-facing rail still heats up; lighter colors stay cooler.
What custom railing costs in Dublin
Newer Dublin framing usually hides less rot than older valley houses. Upstairs balconies, stairs with landings and association-specified colors are what raise a price.
| Railing type | Installed per linear foot | Typical project |
|---|---|---|
| Interior stair railing | $40–$100 | ~$900–$2,500 (about 25 ft) |
| Powder-coated aluminum | $50–$200 | ~$400–$4,800 |

FAQ
Questions, Answered
Straight answers on cost, code, permits and materials. Still unsure? Call and ask.
Do I need a permit to replace a deck railing in Dublin?
Usually, yes. Dublin exempts a deck only if it is 200 square feet or smaller, 30 inches or less above grade, detached, and not serving the required exit door. Most attached or upstairs decks fail at least one of those tests, so the railing goes through the Building & Safety Division at 100 Civic Plaza via the CSS portal. We draw the guard details for the application.
How tall does a railing have to be in Dublin?
Per Dublin's handout, guards must be at least 42 inches tall wherever a surface sits more than 30 inches above grade, and no gap may pass a 4-inch sphere. Stair handrails sit 34 to 38 inches above the nosing. In a house, a guard doubling as the stair handrail may stay in that range.
Does SB 721 apply to my Dublin apartment building?
It does if the building has three or more rental units and balconies, decks, stairs or walkways more than 6 feet above grade that rely in whole or in substantial part on wood for support and are exposed to weather. Guardrails and handrails count. The first inspection deadline was January 1, 2026, and re-inspection follows every six years. Condo associations follow SB 326 instead. We repair or replace the railing items an inspector flags.
Can you swap the wood spindles on my Dublin Ranch stairs without replacing everything?
Often, yes. On many 2000s Dublin stairs the oak handrail and newels are sound, so we pull the wood spindles and set iron balusters into the existing rail and treads. If we end up replacing much of a guard, building departments commonly treat it as new work that must meet current code, so we confirm the scope with Dublin before we start.
